THE CHECK-IN PROCEDURE
Using the inventory, the tenant and inventory clerk will agree the contents and condition of the property. A declaration page will be dated, and signed by both parties.
THE CHECK-OUT PROCEDURE
When a tenant is checked out of a property, the inventory becomes an essential part of the process. The condition of the property is compared with the condition noted on the inventory at check-in. “Wear and tear” is taken into account.
The law does not allow for betterment. A landlord cannot expect to have old replaced with new at the tenant’s expense, or indeed clean for that soiled at the start of the tenancy.
Duty of care:
The tenant has a duty of care to return the property at the end of the tenancy in the same condition, “Fair Wear and Tear” excepted, as that recorded on the inventory at the start of the tenancy.
