On instruction, we visit the property and make a detailed, accurate and comprehensive inventory and schedule of condition, all with supporting photographic record. Three copies are produced.

The tenant is checked into the property using the inventory, and will sign a declaration page accepting the accuracy of the document.

On check-out, the inventory clerk will compare the “before and after” condition of the property, writing a comprehensive check-out report noting any changes. Trained to take “wear and tear” and the life expectancy of items into account, recommendations are incorporated into the report.

Experience shows that inventory compilation is not a simple process. Not only does the property inventory make up part of the legally binding contract between landlord and tenant, the process and detail required must be completed to a level where it is admissible in a court of law.

Our inventory clerks provide a seven day a week service, including evenings, weekends and bank holidays.
